Seneca House 2.0: Largish R-2 or R-3 or C-anything lot or contiguous R-1 lots, 3-4 cottages 500 up to 1000sf each, possibly connected and preferably owner-built, townhome/condo-style ownership, community garden, shared kitchen/gathering area... living simply and without a mortgage... nice. provided of course you can stand your neighbors. :-)
